Essential Responsibilities:
- To manage the appointment of relevant Consultants and Contractors
- To coordinate with End-users to agree on design briefs and requirements
- To monitor design coordination and to assist in resolution of design conflicts among different disciplines
- To set design schedule and monitor the timely production of design drawings and documents for design reviews, statutory submissions, tendering, construction, etc., and to review such drawings and documents to ensure compliance with code requirements and design briefs
- To coordinate on the finalization of Sustainable Development initiatives (including accreditation targets), and to monitor the fulfillment of all related requirements and the certification process
- To supervise the execution of site works in accordance with specifications, approved construction drawings and method statements
- To supervise Contractors to complete site works according to the required quality standards
- To supervise Contractors to execute site works according to code requirements and the approved Health, Safety and Security Plans, and to alert Contractors to promptly rectify if safety risks or non-compliances are being identified
- To monitor site progress and Contractors’ resources to warrant adherence to the approved project program
- To assist in the liaison with all relevant government departments and authorities to secure all necessary approvals/permits and warrant smooth execution of construction works
- To coordinate on the timely submissions and approvals for all related construction documentations including but not limited to shop drawings, calculations, method statements, material samples, etc.
- To supervise and monitor Contractors’ site works to ensure compliance with the agreed Sustainable Design policies including but not limited to the use of low-carbon materials, waste management, sewage disposal, dust and air quality controls, etc.
- To witness site tests whenever necessary
- To attend factory visits to verify status of material fabrication
- To conduct defect inspections and T&C (Testing & Commissioning) for the completed works, prepare defect records and to follow up on the timely rectification of all identified irregularities
- To facilitate the handover of completed buildings to operation team
Skills, Qualifications and Experience Requirements
- Education or training in Architectural or relevant discipline with professional qualification. Candidate with relevant Degree will be preferential
- Minimum 10 years of related experience in managing design development in property developers or design firms, exposure in overseeing large scale construction projects and prestigious property developments is essential.
- Strong communication, interpersonal, leadership and negotiation skills and able to work well with people at all levels independently
- High proficiency in both written and spoken Chinese (Putonghua), candidate with English communication skills will be preferential
